Brief:

Following a comprehensive fire door inspection survey and subsequent approval, Active Service Solutions was appointed by The Crown Estate to undertake essential fire door remedial and replacement works. This project included the full replacement of several bespoke fire door and frame sets, all carried out in strict accordance with the BM TRADA Q-Mark certification scheme, ensuring full compliance with current fire safety standards. Additionally, various remedial works were undertaken on multiple doors, including:
  • Door and frame adjustments to achieve compliant gap tolerances.
  • Installation of new intumescent strips.
  • Installation of new door furniture.
  • All making good around the doors.
  • Replacement of shadow gaps around the doors.
  • Repairing fire stopping around the doors
This exhaustive approach ensured that all fire doors both new and existing met the required safety and compliance standards, in line with current regulations and best practices. The project required the new fire doors to precisely replicate the style of the original doors, presenting a particular challenge due to the thin glazing bars used in the original design and the need to incorporate a shadow gap around the feature doors. To meet these requirements, we collaborated closely with the door manufacturer, leveraging their design expertise to produce detailed, accurate drawings for approval by The Crown Estate. The finished doors, completed in a high-quality cherry veneer, were approved, and the project progressed in line with the agreed working hours, ensuring minimal disruption to building occupants.

Delivery:

Undertaking works within an occupied commercial building requires a highly collaborative approach to ensure uninterrupted access and egress for tenants while maintaining project timelines and the security of separately let areas. With our extensive experience delivering projects in live environments, we place a strong emphasis on building effective working relationships with our clients. This enables us to carefully plan, and schedule works at the most appropriate times—whether during quieter periods of the day or outside of standard operating hours—minimising disruption and ensuring smooth project delivery.

Results:

The final outcome was a resounding success. Replacing feature doors in high-end buildings often raises concerns about achieving the correct aesthetic finish while maintaining compliance. However, this project was delivered seamlessly, meeting both visual expectations and regulatory requirements. It was completed on time and within budget, with minimal disruption to the daily operations of the building and its occupants. This project is just one of many similar schemes that Active has successfully delivered across this client’s portfolio, demonstrating their continued confidence in the quality of our workmanship and the consistency of the final product we provide.
